Rodgers & Burton have extensive experience of Landlord & Tenant Litigation, from simple possession proceedings to full support for estate management.

If you are a landlord letting one or more properties and have trouble with tenants then we can assist you.  If there are rent arrears we can take possession proceedings for you. We will charge a fixed fee depending on the circumstances of your matter. If you want to obtain possession at the end of a tenancy then we can advise you.  If the tenancy is an assured shorthold tenancy then again we can do this for a fixed fee.

Tenants who fail to behave causing annoyance to their neighbours can be a real problem.  We will advise whether the evidence would support possession proceedings.  If it would, then we can take proceedings on your behalf, gathering any necessary evidence, including appearing before the court on your behalf. Alternatively  where appropriate we can seek an injunction requiring the tenant not to cause a nuisance.

Whether you are a landlord or a tenant and have a dispute over service charges or alleged breaches of covenant under the terms of a lease then we can represent you in the First-tier Tribunal (Property Chamber) or the Court. Service charge procedures can be very technical.  Failure to comply with the technicalities can be fatal to many proceedings.  We can advise on the relevant notices to serve and the type of proceedings to take.

We are less than 10 minutes’ walk from Mortlake main line station.  Coming out of the station follow Sheen Lane up on the same side as the platform for trains going into Waterloo.  Vineyard Path is about 100 m on the right hand side.

If you are coming by car there is free parking in the area around the office after 11.00 am.

You may take a 209 bus from Hammersmith to Avondale Road.  There is a 200 m walk along Mortlake High Street and the offices are behind the Sorting Office.
